Please make EVERY EFFORT possible to arrive during these crucial hours!

We ernestly request that visitors who must arrive any later than 6 pm, must make special arrangments at least 24-hours in advance.

We ask that our guests arrive on time, checking-in with suitcases and bags, BEFORE heading out for dinner, etc. Getting to know where to park, how to enter your rooms, and getting aquainted with our house is vitally important to the comfort and safety of ALL of our guests, and the overall enjoyment of your stay.

Our Spacious Suites are roomy, yet cozy, and feel a lot like home...BUT ...We can accommodate additional guests ONLY with pre-arrangements made with Colleen or Evan. Suites prices vary, depending on the total number of guests and the particular suite reserved. Please contact us for specific prices. *Weekday rates only apply for stays of three or more nights during the high season from April - November.A Two-Night Minimum is Preferred During the High Season from April - November. " TWO WEST "

Please note: Suite is on THE SECOND FLOOR.There is NO COOKING in our kitchenettes.

"Two West" includes a roomy bedroom with queen size bed, comfortable sitting area, private bathroom, private kitchenette, cable television, air conditioning, private entrance with lots of parking.

* Weekdays: $165.00 per night with breakfast.
Weekends: $185.00 per night with breakfast.

" The North Suite"

is on the first floor.

There is NO COOKING in our kitchenettes.

The North Suite features a firm king size bed in the roomy bedroom, and a comfy fold-out futon and gas fireplace in the "livingroom". There is an occassionally shared kitchenette / dining area with a refrigerator. The North Suite features a large private bathroom, cable television, air conditioning, private entrance with an outdoor sitting area, and lots of parking.

* Weekdays: $175.00 per night with breakfast.
Weekends: $195.00 per night with breakfast.

" The Studio"

THE STUDIO is a unique tucked-away room on the ground floor. It has a, private entrance, featuring a comfy queen bed, and a vibrant private bath. The Studio offers occassional access to a small kitchenette as needed, and features wireless internet, cable tv, air conditioning, and country breezes.

* Weekdays: $135.00 per night with breakfast.
Weekends: $145.00 per night with breakfast.

" The Petite Suite"

Please note: Suite is on SECOND FLOOR. There is NO COOKING in our kitchenettes.

Our Petite Suite is a very cozy "apartment" with a queen bed in the cozy bedroom, and features a quaint living room / kitchenette, private bathroom, cable television, air conditioning, and separate entrance with a small deck overlooking Ithaca.

* Weekdays: $165.00 per night with breakfast.
Weekends: $175.00 per night with breakfast.

 

" Granny's Room"

Please note: Granny's Room is on SECOND FLOOR. We cannot accommodate pets in this room. Guests MUST CHECK IN at the regular check-in time. We DO NOT accept LATE CHECK INS in Granny's Room.

The Master bedroom of the historic farmstead features old world charm and elegance. It has a queen size bed, a private bathroom just down the hall, cable television, wireless internet, air conditioning, and country breezes.

* Weekdays: $135.00 per night with breakfast.
Weekends: $145.00 per night with breakfast.

• Pricing DOES NOT include 8% sales tax + 3% room tax, (11% total) which goes to support our local tourism board!Rates are subject to change without notice. Thank You. We accept CASH or CHECK for payment, but do ask for a CREDIT CARD NUMBER to secure the reservation.CANCELLATIONS: 20% non-refundable deposit for any cancellation within one month of reservation. The entire reservation is non-refundable if cancelled within two weeks of scheduled arrival time. Cancellation policy varies for Special Events / Graduations / Special Weekends/ Reservations made three months+ in advance. Please inquire about specific cancellation policy for your stay when booking your accommodations. For everyone's comfort there is no smoking in the house, but smoking is permitted outdoors.$10.00 charge per extra person for full breakfast. $25.00 charge per person extra for unplanned sleeping guests.$25.00 pet fee. Please bring animal crates, leashes, pet bed, and any other accessories required.
